Update Renovate, home renovations specialist, offers a complete extension / renovation service, covering all aspects of design and construction from the initial appraisal and design stage through to construction and post project follow up.
We manage the whole process and take care of details which can sometimes be complicated and time consuming for our customers, including the preparation of working drawings, submitting plans for approval through Council or a Certifier, organizing and paying the relevant insurances, Statutory Body charges, Engineer Specifications, Certifier fees and Council fees.
We aim to turn the often stressful process of renovating / extending into a smooth, trouble free time for you and your family as much as possible.
Our Principal Builder Kevin Hattin (not a salesperson like many other building Companies) oversees each stage and will keep you informed of the planned work schedule so you can plan ahead to make any necessary material selections. The following is an indication of the process:
Appraisal
Our Registered Builder Kevin will meet with you at your house for a no obligation consultation to discuss your plans and budget. He will walk through the house with you and listen carefully to what you’re hoping to achieve. An important difference with Kevin is that he talks with you, not at you. Where possible he will make suggestions on different ways to achieve the design outcomes which are the most cost effective for you.
Design
During the initial design consultation stage, you work with our design team to produce a Concept design and Scope of Works that suits your lifestyle and budget requirements. Our Drafts people will then produce Concept Plans which show floor plans, elevations and 3D views. This also includes a detailed Scope of Works outlining each aspect of your extension / renovation. At this stage, you are presented with a cost estimate.
If you choose Update Renovate to complete the project, the Concept Plans and Scope of Works become part of the overall project and there is no separate fee for this service.
Contract signing / Building approval
Once you give us approval to go ahead with your renovation / extension, we will provide you with a fixed price HIA Approved Contract. This covers all aspects of the process, including relevant insurances and will give you security and peace of mind. Once finance has been approved, detailed Specifications, Engineer designs, a Fixed Price Contract and Plans will be submitted to the Certifier or Council for approval, which is normally achieved within 4 weeks.
Once the Certifier or Council has approved the Plans, we arrange the start date and a deposit is paid ready for construction prior to commencement.
Construction
Our building process has been developed from years of experience and takes into account our clients’ needs: in most cases you will be able to live in your home while we extend, and we make every reasonable effort to minimize disruption to your living arrangements. Furthermore, our carpenters work exclusively for us, giving you additional peace-of-mind and security. Depending on the size of the project, it will take 12 weeks on average to build your home extension.
We recognise that an extension or renovation is a major investment for families and all members of our team work hard in their respective areas to provide workmanship and service that is of very high quality. We aim to not only meet, but exceed your expectations.
We aim to minimize disruption during the construction stage with maximum care being taken with your property and furnishings. We make sure that each of our tradesmen take care to leave the site clean and tidy during and at the end of each day.
Project completion
Once construction is completed, we employ professional cleaners to thoroughly clean and detail your house.
On completion we provide you with a folder containing all relevant compliance certificates along with a customer feedback form to complete, giving you the opportunity to tell us how you felt the project went and in what way we can improve our service.
